How Do I Determine What My Home Is Worth?

One of the most common questions I receive from homeowners is, “What is my home worth?”

My first response usually isn’t an answer. It’s a question.

Understanding Your Goals First

I want to understand what you think your home is worth and why. I also want to understand your goals. Is maximizing your net proceeds most important? Is selling quickly a priority? Are you relocating on a specific timeline? Understanding those goals helps create a strategy that aligns with your needs.

Common Mistakes Sellers Make When Pricing a Home

One of the biggest mistakes sellers make when trying to determine value is relying exclusively on third-party websites. While online estimates can be a useful starting point, they often fail to account for the specific characteristics of your property, current buyer demand, recent market shifts, condition issues, insurance concerns, and other factors that influence value.

Another common mistake is assuming that every dollar spent on improvements automatically translates into a dollar-for-dollar increase in value. While updates can absolutely make a property more attractive to buyers, the market ultimately determines how much value those improvements add.

What I Consider When Determining Market Value

When determining value, I focus on several key factors:

  • Recent comparable sales, ideally within the last three months
  • Current competition and active listings
  • Days on market for similar properties
  • Property condition, including roof, HVAC, electrical panel, and water heater
  • Location and neighborhood trends
  • Upgrades and improvements
  • Current buyer sentiment and market conditions
  • Insurance considerations and claim history when applicable

Hope vs. Market Reality

One of the most important conversations I have with sellers is helping them understand the difference between what they hope their home is worth and what the market is willing to pay.

My job is not to tell someone what they want to hear. My job is to provide data, market knowledge, and honest guidance. I review recent sales, buyer activity, market conditions, and pricing trends to help sellers make informed decisions. Overpricing a home rarely helps a seller. In many cases, it benefits buyers because the property sits on the market longer and becomes less attractive over time.

Why I Don’t Rely Solely on Zillow

I am also frequently asked about Zillow estimates. While the Zestimate is a popular tool, it is only one data point. Zillow uses algorithms and public information to estimate value, but it cannot physically walk through your home, evaluate its condition, understand recent upgrades, or account for the many factors that influence a buyer’s perception of value. When evaluating a property, I utilize multiple valuation methods and data sources, not just a single online estimate.

The Value of a Professional Market Analysis

Before listing a home, I strongly recommend obtaining a professional market analysis or Broker Price Opinion. This provides homeowners with the information needed to understand where the market may position their property. Ultimately, the seller determines the listing price. My role is to provide guidance, data, and professional insight that helps them make the best decision for their situation.
